Mortgage Code
Independent Financial
Services (GB) are a registered mortgage intermediary for the
purposes of the Code of Mortgage Practice. This means that we
are required to act in a certain manner when dealing with you.
The contents of this letter are intended to set out these requirements.
Status
We are not the appointed
agent of any mortgage lender. Therefore, we only act on your
behalf. We arrange mortgages from the market as a whole.
Level of Service
Under the terms
of the Code, there are three levels of service available. These
are:
- Full advice
& recommendation
- Information
on different types of mortgage products available to allow
you to make a choice; or
- Information
on a single product only where no advice is given.
We offer a full advice and recommendation service in all cases
in order that we can make an informed decision with you about
the choice of your new mortgage. Once we have made our recommendation
to you, we will confirm our advice in writing.
Fees
When we receive
a fee from the lender for placing your mortgage, we will tell
you in writing. If the fee is less than £250, we will confirm
that we will receive up to this amount: if the fee is £250 or
more, we will tell you the exact amount.
We will tell you
the charges for any other service or product before or when
it is provided or at any time you ask.
Our Dealings With
You
All written terms
and conditions will be fair in substance and set out your rights
and responsibilities clearly and in plain language, with legal
and technical language used only where necessary.
ConfIdentiality
We will treat all
your personal information as private and confidential (even
when you are no longer a customer), except where disclosure
is made at your request or with your consent in relation to
arranging your mortgage.
We will explain
that you have a right to access under the Data Protection Act
1984 to your personal records held on our computer files.
Complaints
You should address
any complaint, in the first instance, to ourselves. We have
intemal procedures for handling complaints fairly and speedily
and will tell you what these are.
These will include:
- Establishing
a set time for an initial acknowledgement;
- Advising how
long it may take us to respond morefully; and
- What to do
if you are not happy about about the outcome
We will help you
with any queries
We are members of
the Mortgage Code Arbitration Scheme and the Rules of that Scheme
are available on request. The arbitrators are available to resolve
certain complaints made by you if the matter remains unresolved
through our internal complaints procedure.

product providers, and anyone third parties we may use to
process your application on your behalf.
- Although we
will try to obtain the most competitive product for you,
we will not send your personal details outside the EEC,
Channel Islands or The Isle of Man.
We (and any third
party to whom we have passed your information with your consent)
may use this information to contact you part of general marketing
to inform you of new products or services by post, e-mail, fax,
or telephone.
We agree that you
may withdraw any consent given by you at any time by contacting,The
Data Protection Officer at Independent Financial Services (GB).
Where we or associated companies will not use clearly identifiable
personal information for marketing or promotion. If, however,
you have been a customer of ours then both we and the relevant
product provider may continue to process data for the purpose
of processing and administrating information for any existing
policies or contracts purchased via the means of this Website
that are currently in force or reasonable period after expiry.

Execution Only
Service
Execution business
is transacted at the sole discretion of the Principals of the
company, we have the right to reject any offer, this is non
- negotiable and final. We attempt to offer savings to clients,
events outside our companies or associates control, we cannot
be held responsible.
Termination of
Contract
You, or we, may
terminate our authority to act on your behalf at any time,
without penalty. Notice of this termination must be given
in writing.
We also have
zero tolerence to abusive, threatening, aggressive and unreasonable
behaviour to members of staff belonging to Independent Financial
Services (GB), we reserve the right to cease trading activity
with any client. A written notice will be sent for zero tolerence
activities and company principals decision will be final and
non negotiable.
Fees and Charges
We derive income
from commission paid to us in respect of transactions in i.e.
life assurances, assett protection insurances health care Insurances,
and loans. and other. You will receive from the product provider,
or from us, information about the commission we receive. We
will advise you of the amount of commission payable to us from
the product provider we have arranged for you. If we receive
a commission or other form of benefit from another intermediary
or business associate, we will not inform you.
You will be requested
to sign a separate fee agreement detailing the scale of fees
chargeable and the maximum amount of any such fee and of the
latest date payable. Without which a fee cannot be charged.
Fees for certain types of contract may be payable in place of,
or together with commission. If we propose to do so for any
reason, we will notify you in writing before we carry out any
chargeable work, explaining how the fee will be calculated and
applied.
IF YOU SUBSEQUENTLY
CEASE TO PAY PREMIUMS ON A POLICY AND, in consequence, we are
obliged to refund any commission paid, WE RESERVES THE RIGHT TO
CHARGE YOU A FEE, BUT NOT IF YOU EXERCISE YOUR RIGHT TO CANCEL
THE POLICY IN ACCORDANCE WITH THE CANCELLATION NOTICE SENT TO
YOU BY THE PRODUCT PROVIDER.
